Phakalane provides a well coordinated infrastructure development and town planning consultancy services to assist clients identify, prepare and deliver large scale mixed use schemes. The infrastructure or urban development process involves a series of steps which include policy changes and drafting of legal instruments in accordance with requirements of regulatory statutes. Once the plan is approved by the authorities the development such as installation of infrastructure, housing and other services can commence.

In order to achieve this, the process may be divided into phases as follows:

Phase 1: Incorporation Process
 
  • This phase will include negotiation/consultation with all relevant local authorities.
  • Description of the land required for development in relation to the with the Township Boundary if not this can be done as a stand alone development.
  • Presentation and approval Process by the Town and Country Planning Board and gazetting of the boundary.
Phase 2: Town Planning
 

At this stage a statutory Township development Plan will be prepared. The plan will cover some major aspects such as socio-economic and geotechnical studies and ad as well as a detailed layout for the design and installation of infrastructure.

Phase 3: Infrastructure Development
 

This is the implementation stage where infrastructure development has to take place.
